Folsom’s office parks
Much of Folsom’s office space sits in business parks near Highway 50, where many tenants share one owner and one property manager. Business parks in El Dorado Hills, Cameron Park, Shingle Springs and Rancho Cordova can have the same park-wide plan.
That arrangement calls for a different kind of cleaning plan from a single office. A suite can be spotless while the shared lobby next door is not, and tenants judge the whole park by what they see between the parking lot and their own front door. Folsom Commercial Cleaning plans the park as one property.
How park cleaning differs from office cleaning
Our office cleaning service is built for one workplace: its desks, meeting rooms, break room and restrooms. Business park cleaning starts from the property manager’s point of view. It covers every building’s shared spaces, coordinates many tenant suites at once and gives the property manager one point of contact for the whole park.
The plan is organized by building and by space type. Common areas follow the owner’s standard, tenant suites follow each tenant’s own schedule and amenities follow the hours they are open. Multi-tenant buildings outside a park setting are covered on our property management and multi-tenant building cleaning page.
Shared lobbies, corridors and restrooms
Lobbies are the park’s front door. Entry glass, directory boards, elevator cabs and call buttons, lobby seating and the reception desk are cleaned every visit, and hard floors are dust-mopped and damp-mopped so they keep their shine. Corridors, stairwells and elevator landings are vacuumed and spot cleaned.
Shared restrooms take the heaviest use in a multi-tenant building, and they are cleaned, disinfected and restocked on every visit, with a periodic restroom deep clean for tile, grout and partitions.
Tenant suites on separate schedules
No two tenants in a park keep the same hours. A financial firm may want nightly service after six, a medical suite may need its clinical rooms cleaned to its own protocol and a small office may book three visits a week. Inside the park plan, every suite carries a separate checklist and calendar, and our crews move from suite to suite without disturbing neighboring tenants.
When a tenant moves out, the vacant suite is cleaned so it shows well to the next prospect, and a move-in clean readies it before the new tenant arrives. That work follows our tenant move-in and move-out cleaning service.
Amenities and exterior touchpoints
Parks compete for tenants with their amenities. Fitness rooms get equipment wiped, mats and mirrors cleaned and locker rooms disinfected. Shared cafés and kitchenettes get counters, tables and floors cleaned after service, and conference centers are reset after each booking with tables wiped, chairs straightened and the room ready for the next group.
Outside, crews clean entry glass and door hardware, vacuum or swap walk-off mats, empty and wipe exterior bins and tidy smoking and break areas, so the first and last thing tenants see each day is in order. A day porter can move between buildings during business hours to keep restrooms, lobbies and break areas fresh while the park is busy.
One plan and one contact for the property manager
The property manager gets a single plan for the park and one point of contact, and a supervisor completes quality inspections across every building.
Business park cleaning is quoted after a walkthrough. The factors are the number of buildings and their common-area square footage, how many tenant suites join the plan, visit frequency, amenities and day porter hours. Folsom Commercial Cleaning carries insurance and workers’ compensation coverage, our crews are background-checked and the owner receives a certificate of insurance for the park.
A few useful answers
Common questions.
Can tenant suites and common areas be on one plan?
Yes. The common areas follow the owner’s standard, and each participating suite has its own task list and schedule inside the same plan.
How does a day porter work across several buildings?
The porter follows a route between buildings during business hours, checking and refreshing restrooms, lobbies, break areas and entries, and handling spills or requests the property manager passes along.
Who inspects the work across a business park?
A supervisor runs quality inspections building by building, and the property manager has one point of contact for anything that needs attention.
Why not just use the office cleaning service for the whole park?
Office cleaning is built around one workplace. A park needs shared spaces, many suites, amenities and exterior touchpoints coordinated under one owner’s standard, which is what this plan does.
